Terms of Service

These Terms of Service ("Terms") are a binding agreement between you and Pawl Properties LLC ("we", "us"), governing your use of LocalAlpha at getlocalalpha.com and related services. By accessing or using the service, you agree to these Terms and to our Privacy Policy. If you do not agree, do not use the service.

You must be at least 18 years old and able to form a binding contract to use LocalAlpha. By using the service you represent that you meet these requirements.

LocalAlpha aggregates public government and market data into geography-level "Alpha Scores" and related market intelligence. It is an informational research tool to help you find and compare real estate markets.

The Alpha Score and everything on LocalAlpha are for informational purposes only and are not financial, investment, tax, legal, or real estate advice, and not a recommendation to buy, sell, or hold any property or security. Scores describe current market conditions; they are not predictions of future prices or returns. Real estate decisions carry risk. Do your own due diligence and consult qualified professionals before acting. You are solely responsible for your decisions.

Our data comes from third-party and public sources (such as Redfin, Census, BLS, FRED, FHFA, and others) and is provided "as is." We do not guarantee that any data, score, or estimate is accurate, complete, current, or fit for a particular purpose. Some values are modeled or estimated and are labeled where practical.

You are responsible for the activity under your account and for keeping your sign-in secure. Notify us promptly of any unauthorized use. You may delete your account at any time from Settings → Account.

You agree not to:

• Scrape, harvest, or bulk-extract data except through features we provide;
• Resell or redistribute the data or service except as expressly permitted (for example, parcel-data exports under their own terms);
• Reverse engineer, disrupt, or attempt to gain unauthorized access to the service;
• Use the service to violate any law or the rights of others, or to send spam;
• Misuse parcel or contact data — such data is provided subject to applicable law (including FCRA limits) and our acceptable-use terms.

Paid plans are billed through our payment processor. By subscribing you authorize recurring charges for your chosen plan until you cancel. You can manage or cancel your subscription from your account; cancellation takes effect at the end of the current billing period. Fees are non-refundable except where required by law. We may change plan pricing on a going-forward basis with notice.

The LocalAlpha name, software, design, Alpha Score methodology, and original content are owned by Pawl Properties LLC and protected by law. We grant you a limited, non-exclusive, non-transferable license to use the service for its intended purpose. Underlying third-party data remains subject to its sources' rights and terms.

THE SERVICE AND ALL DATA ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, AND NON-INFRINGEMENT. We do not warrant that the service will be uninterrupted, error-free, or secure.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, PAWL PROPERTIES LLC WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OF PROFITS, DATA, OR GOODWILL, ARISING FROM YOUR USE OF (OR INABILITY TO USE) THE SERVICE. OUR TOTAL LIABILITY FOR ANY CLAIM WILL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID US IN THE 12 MONTHS BEFORE THE CLAIM OR (B) USD $100.

You agree to indemnify and hold harmless Pawl Properties LLC from claims, losses, and expenses (including reasonable legal fees) arising from your misuse of the service or violation of these Terms.

You may stop using the service and delete your account at any time. We may suspend or terminate access if you violate these Terms or to protect the service. Provisions that by their nature should survive termination (such as disclaimers, limitation of liability, and governing law) will survive.

These Terms are governed by the laws of the State of Illinois, without regard to its conflict-of-laws rules. You agree to the exclusive jurisdiction of the state and federal courts located in Illinois for any dispute not subject to other agreed resolution.

We may update these Terms from time to time. Material changes will be reflected in the "Last updated" date above. Continued use of LocalAlpha after changes take effect means you accept the revised Terms.
